Purpose of activity:
Planning, organising, supervising and settling all investments and renovations carried out at the University.

Key tasks
1. Developing concepts, recommending and implementing long- and short-term property management plans.
2. Planning of investments and construction works in the buildings in terms of material and costs based on recommendations resulting from inspections of the buildings, legal regulations and needs reported by users.
3. Development of a material and financial plan for investment and renovation based on the University's development strategy, periodic inspections of facilities, legal regulations, received requests for implementation and recommendations of the General Director and his Deputy Directors.
Submitting the proposed plan to the University Council after its approval by the General Director.
4. Performance os analyses of investment and renovation needs according to the received applications and guidelines and proposing optimal technical solutions in that area.
5. Commissioning the preparation of technical documentation, preparing contracts and ongoing cooperation with design units in the scope of:
1) control of compliance of the development with the order,
2) coordination of individual project sections,
3) implementation of the necessary improvements,
4) acceptance of the technical documentation, checking its completeness and compliance
with the guidelines of the ordering party.
6. Supervision over the performed construction works:
1) participation in coordination meetings,
2) checking the conformity of the performed works with the documentation
3) acceptance of partially completed and finished works
4) approval of construction materials
5) approval of design changes
6) verification of cost estimates for replacement or additional works
7) financial estimation and confirmation of completed tasks.
7. Supervising all matters related to the implementation of the University's strategic investments, in particular supervision of:
1) preparation of the documentation necessary to start the investment,
2) the public procurement process,
3) the process of monitoring the performance of works and services by contractors and subcontractors, in particular in terms of compliance with the technical documentation and the correctness of the applied technical solutions,
4) preparation of documentation and reporting of the investment process,
5) financial settlements of investments, including settlements with contractors
and subcontractors, if the contract concluded with the General Contractor provides for such a possibility,
6) acceptance of works and reporting of defects,
7) handing over the objects to users.
8. Ensuring the implementation of strategic investments in accordance with applicable regulations,
in particular in terms of:
1) public procurement law,
2) construction law, the spatial development act and other applicable legal provisions,
3) compliance with technical requirements,
4) correctness of the applied technical and technological solutions,
5) occupational health and safety and fire protection regulations, construction law, spatial development act and other applicable legal provisions, compliance with technical requirements.
9. Supervision of warranty and technical inspections of the buildings.
10. Preparation of reports in cases where technical documentation is not required.
11. Managing matters related to the preparation of facilities for construction works (securing technical documentation, obtaining relevant permits, etc.).
12. Preparation of the Description of the Subject of Procurement and participation in tenders for renovation and construction works.
13. Ordering construction and renovation works, preparing calculation data (estimates) and protocol handover of facilities to Contractors.
14. Supervising the implementation of construction contracts in terms of compliance with the technical documentation, correctness of the applied technical solutions, performance of partial and final acceptance of works after the completion of the subject matter of the contract and handing them over to users, checking compliance of the execution of works with the documentation, approving construction materials for construction works.
15. Participation in the preparation and registration of contracts related to the tasks performed by the Department.
16. Managing matters related to financial and material settlement of commissioned works and keeping documentation and records in this regard, negotiating expenses with the relevant units.

17. Preparing relevant reporting on investments and renovations.
18. Cooperation with the Technical Services Department in the scope of warranty and periodic inspections.
